Basement Waterproofing Kanata

Local basement waterproofing and foundation drainage for Kanata homeowners. Free inspection, honest diagnosis, same-day response.

Wet basements in Kanata? You’re not alone.

Kanata’s housing stock spans nearly four decades, from the original 1970s Beaverbrook homes to the 1990s and 2000s builds in Bridlewood, Katimavik and Kanata Lakes and each era brings its own basement-water problems. Older Beaverbrook foundations have weathered 40-plus Ottawa freeze-thaw cycles, while newer Kanata Lakes homes are still settling. We waterproof basements right across Kanata North and South.

Parts of Kanata were built over former wetlands and pockets of Champlain Sea clay, so drainage and a high seasonal water table are recurring issues, especially in lower-lying streets near Beaver Pond and the Watts Creek corridor. The clay holds water against foundation walls through spring melt, then pulls away as it dries in summer, opening hairline cracks that weep during the next heavy rain.

What we see most in Kanata

  • Settlement cracks in newer Bridlewood and Kanata Lakes poured-concrete foundations
  • Failed or clogged clay weeping tile around 1970s–80s Beaverbrook bungalows
  • Spring-melt seepage on streets near Beaver Pond and Watts Creek

Close to the Canadian Tire Centre, Kanata Centrum, Beaver Pond and the wider Kanata area, if your basement takes on water, we’ll find the source and stop it.

It’s not only waterproofing, we also handle foundation repair in Kanata: leaking cracks, bowing walls and settlement, common where Ottawa’s Leda clay shifts with the seasons.

Beaverbrook bungalow, chronic spring seepage

A 1981 bungalow off Knudson Drive took on water along the north foundation wall every spring melt. We found collapsed clay weeping tile and no sump. We installed an interior perimeter drain, a new sump pit with a high-capacity pump and battery backup and sealed two shrinkage cracks with polyurethane injection. Three thaw seasons on, the basement is dry.

FAQ

Basement waterproofing in Kanata, FAQs

Do you do foundation repair in Kanata?

Yes, alongside waterproofing we seal leaking and settlement cracks across Kanata, common in newer Bridlewood and Kanata Lakes poured foundations as the backfill settles. A free inspection tells you whether it’s a quick crack repair or a structural fix.

Why do Kanata basements leak?

Parts of Kanata sit over former wetlands and Champlain Sea clay, especially near Beaver Pond and the Watts Creek corridor, so a high spring water table pushes moisture against foundation walls. Older Beaverbrook homes also have clay weeping tile that has silted up after 40-plus winters.

Interior or exterior waterproofing for a Kanata home?

Most Kanata basements are solved cost-effectively with interior weeping tile and a sump pump; older Beaverbrook homes with chronic seepage sometimes need an exterior membrane. We recommend whichever actually fixes your water path.
