Foundation Sealing in Ottawa: What Works, What Doesn’t and When You Need More
Foundation sealing sounds simple: close the paths water uses to get in. But “sealing” and “waterproofing” are not the same thing. In Ottawa that difference decides whether a repair lasts through spring melt or fails by the next freeze-thaw. Here is what foundation sealing actually involves, which methods stop pressurized water and which only hide a damp wall.
Sealing vs waterproofing: the difference that decides everything
The building industry draws a hard line between the two. Under the American Concrete Institute standard, dampproofing (a surface sealer) is defined as resistance to moisture in the absence of hydrostatic pressure, while waterproofing is resistance to water under pressure, per W. R. Meadows and the Concrete Network. That distinction matters here because Ottawa gives a foundation plenty of pressure to fight. Saturated Champlain Sea “Leda” clay holds water against the wall and spring melt drives the water table up, so a coating that only fends off dampness often will not hold back a real leak.
Crack injection: sealing that stops water under pressure
When a poured-concrete wall has a single leaking crack, the right seal is foundation crack injection. We inject polyurethane or epoxy that fills the crack through its full depth and cures into the wall, sealing it against water under pressure, usually in one visit with no excavation. Polyurethane stays flexible, so it moves with the small seasonal shifts common on Ottawa clay, which is why it holds where a surface patch would crack open again. This is the one interior sealing method that genuinely handles pressurized water, because it fills the crack rather than coating over it.
Exterior membrane: sealing the wall from the water side
The most thorough seal is applied from outside. An exterior waterproofing membrane means excavating to the footing, cleaning the wall, applying a waterproof membrane and dimple board and laying fresh weeping tile to carry water away. Because it stops water before it ever touches the wall, it is the longest-lasting fix and the usual answer for older stone or rubble foundations in the Glebe and Hintonburg, where a porous wall cannot be reliably sealed from the inside. It is a bigger job, so it is worth doing only when the water path calls for it.
Interior sealer paints: where they help and where they fail
Masonry waterproofing paints (the Drylok type) penetrate the pores of the concrete and can hold back minor dampness. The manufacturer rates its coatings for roughly 10 to 15 PSI of hydrostatic pressure and notes plainly that the product is not a structural repair for cracks or a substitute for exterior drainage (Drylok). The catch shows up under real pressure. When saturated soil pushes on the wall, that pressure can force a surface coating to blister, flake and peel. No coating can seal the cove joint where the floor meets the wall, which is where many basements actually leak (Basement Systems). A sealer paint is a reasonable finish over a wall that is already dry. It is not a fix for one that leaks.
DIY sealing: hydraulic cement and caulk
Hydraulic cement can plug a specific hole, a gap around a pipe penetration or a tie-rod hole. It has its place. The trap with any DIY surface seal is treating the symptom instead of the water path. Seal one spot without relieving the pressure behind it and the water usually just finds the next weak point, so the leak seems to move rather than stop. When sealing is not enough: you need drainage
If water is pushing in because the water table is high or it seeps along the cove joint, no seal on the wall will hold it back for long. The durable fix is to manage the water rather than just block it. An interior weeping tile system collects it at the base of the wall and a sump pump sends it away from the house. How long does foundation sealing last?
Longevity tracks the method. The honest answer is that a seal lasts as long as the water path stays managed.
An exterior membrane is the most durable, commonly holding up for twenty to thirty years, with premium HDPE systems rated far longer (PRO Waterproofers). A polyurethane crack injection can last for decades, even effectively indefinitely when the crack came from settlement that has since stabilised, but if the ground keeps moving the crack can reopen or a new one can form nearby (Eastern Waterproofing). A sealer paint is the short-lived one: it needs reapplication every few years and gives up entirely once real hydrostatic pressure gets behind it.
