Basement Waterproofing Orléans

Local basement waterproofing and foundation drainage for Orléans homeowners. Free inspection, honest diagnosis, same-day response.

Wet basements in Orléans? You’re not alone.

Orléans is Ottawa’s large east-end community, with homes ranging from 1980s Convent Glen and Fallingbrook builds to newer Avalon and Cardinal Creek developments and a strong Francophone population, so we serve clients in English and en français. This wide span of housing ages means everything from aging weeping tile to fresh settlement cracks, all on the same clay-rich east-end soil.

East-end Orléans sits on Champlain Sea Leda clay and slopes toward the Ottawa River, giving many neighbourhoods a high spring water table. The clay’s swell-and-shrink cycle through Ottawa’s freeze-thaw winters is a leading cause of foundation cracks and seepage and homes nearer the river and Petrie Island contend with elevated groundwater on top of that. (En français : l’imperméabilisation de sous-sol à Orléans est souvent liée à l’argile Leda et à la nappe phréatique élevée près de la rivière.)

Recent Project · Orléans

Fallingbrook split-level, recurring basement water

A 1990s split-level in Fallingbrook flooded during back-to-back spring storms. The original sump pump had failed and the weeping tile was partially clogged. We replaced the sump with a high-capacity unit and battery backup, jetted and partially re-laid the weeping tile and injected a leaking cove-joint crack. The owners, served start to finish in French, have stayed dry through two spring seasons since.

Why do Orléans basements take on water?

East-end Orléans sits on Champlain Sea Leda clay and slopes toward the Ottawa River, so the clay’s swell-and-shrink cycle and a high spring water table drive cracks and seepage, worse in neighbourhoods near the river and Petrie Island.
